Complete smart home engineering — lighting, shading, audio, security, and infrastructure — for one of South Florida's most significant private residences.
Engineering the technology infrastructure for a 73,600 SF oceanfront estate is not a standard integration project. This new-build residence in South Florida required coordination across seven trade contractors, three architectural firms, a dedicated lighting consultant, and a landscape architect — all while meeting the exacting standards of one of the most design-conscious projects in the region.
The scope included 300+ individually controlled lighting zones, 85+ motorized shades, 40+ security cameras, distributed audio across interior and exterior zones, structured cabling for the entire property, and a dedicated MDF equipment room capable of supporting all systems. Every technology decision had to be made before concrete was poured — there was no room for "we'll figure it out later."
The entire estate runs on a centralized control architecture — every subsystem reports to a unified platform, giving the homeowner single-interface control over lighting, shading, audio, security, HVAC, and pool automation.
Technology By Design — System Architecture Overview · Illustrative — Not for Construction
This project required full pre-construction engagement starting at the schematic design phase. Our deliverables included panel layouts, conduit schedules, RCP integration, equipment schedules, and shop drawings coordinated with every trade on the project through Bluebeam markup cycles.
"The documentation package TBD delivered was more thorough than what we typically receive from the electrical engineer. Every conduit, every cable, every device location was specified before we broke ground."— General Contractor, South Florida Oceanfront Estate
